What homes do you currently have available?

Do you allow pets in the properties that you manage?
The decision to allow pets is an Owner/Client decision. If an owner is agreeable to renting to applicants with pets you will be required to pay an additional pet deposit and a Pet Agreement will be an addendum to the Lease Agreement. Under no circumstances will a pet be allowed in a leased home without prior Owner approval.

How do I get an application for one of your properties and what needs to be submitted with the application?

Send us an email to: [email protected] with a fax number and we will be happy to fax you an application. Applications with original signatures and a non-refundable credit/processing fee of $30 per adult over the age of eighteen must be received prior to the processing of an application. A lease agreement specific to your application will be prepared for your review and a signed copy of that agreement with original signatures is required prior to submission to the owner for final approval. All adults over the age of 18 must be named on the lease. Copies of the last two pay stubs for W-2 applicants or two years personal Federal tax returns for self-employed applicants should also be submitted with all completed applications. If the income stated is not employment based you must supply written proof of income to verify the income you wish to be considered in qualifying. Three times the monthly rental amount is used as a base ratio in qualifying for the property.

What are the qualification requirements to be approved for a property?

Previous landlord references, verifiable employment, and a minimum two-year credit history documented through a credit reporting service ordered by Bay Wide Properties. If you are aware of negative items on your credit report a written letter of explanation should be submitted with your application.

Do you accept Section 8 applications?
We currently do not accept Section 8 applications.

Do you allow smoking in your properties?
All of our homes are non-smoking properties.

If I have a bankruptcy on my credit report can I still qualify for one of your homes?
If the Bankruptcy has been filed more than one year ago, the owner approves, and no negative credit has been incurred after the bankruptcy you can qualify with the payment of advance rent and/or a two-month security deposit. Circumstances surrounding the bankruptcy should be submitted in writing with the application.

Under what situation will my application be denied?
If you do not complete the application, if you misrepresent yourself on the application, if your answers on the application are inconsistent, if you have a bankruptcy or a foreclosure less than two years old, negative credit history, negative credit history after a bankruptcy, or a negative previous landlord reference are all grounds for rejection. If you have more than three accounts not paid as agreed or delinquent payments in excess of $2000, an owner may reject your application or may require two months security deposit as well as advance rent in excess of first months rent in order to be approved for the property. Delinquencies include collection accounts, judgements, liens and closed accounts that show delinquencies.

What funds are initially required to move in to a property?

All approved applicants must have first months rent and the security deposit due in the form of a cashiers check forty-eight hours after acceptance. If an applicant does not meet qualification requirements additional security deposit and or advance rent may be required by the owner.

How are the applications submitted?

Bay Wide Properties does not approve applications on a first to see the property basis nor can we “hold” a property for an applicant. Applications are submitted for approval as they are completed. If we have been unable to reach references or we have not received required documentation or signed leases, the application is not considered complete. If another interested applicant completes the application and all verifications and documents have been received, that is the application that is submitted for approval first.
